Rental agreements for residential properties can contain a lot of unknown risks for landlords and tenants alike. The landlord's responsibilities

• The safety of gas and electrical supplies, including the ensuring that these are safety-checked by a professional annually.

• Fire safety of the property, including the fire safety of the furniture and fittings

• Ensuring the property is ‘fit for habitation’

• Repair and upkeep of any common areas of multi-occupancy dwellings.

As a tenant you are responsible for:

• The payment of the amount of rent agreed

• Taking care of the property

• Paying the bills deemed payable by yourself; ie electricity, gas, council tax etc.
